This 675 sq.m building with 3 façades is located across the railway station. It consists of 4 floors: a basement (with independent, non-communicating access with the remaining space), ground floor, first floor and attic. Both ground floor and first floor have access to outside areas. As the building is set back from the street and its windows are above eye level, it is not an obvious retail option.
Strengths:
• Strong footfall (vicinity of the train station)
• Sufficient scale
• Architecture
• Terraces and garden areas
• Public parking in the immediate vicinity
Challenges:
• Show windows above eye level and distant
• Fragmentation into 4 floors and vertical accessibilities
Approach & Status:
To take advantage of its scale and magnificent outdoor areas, we looked for a restaurant focused on healthy eating, with an informal and versatile decoration to suit a neighbourhood cafeteria (morning and snacks), a restaurant (lunch and dinner) and, eventually, a bar (after-work or after-dinner). The architectural solutions shall seamlessly connect with the outdoors (terraces and gardens), combining wood, iron and lots of green.
With these goals in mind, we have leased the building to Plateform for its brand Honest Greens. This concept aims to democratizes healthy eating by featuring responsibly sourced and innovative dishes for any diet on any budget at any time.
The architectural adaptation project to its new use (SPO 1040/2022) has been approved to the Municipality (October 19, 2022), as well as the corresponding technical projects. The construction tender is under way and construction is due to start in the summer of 2023.
